BUILDING CONSENT
BUILDING CONSENT

Your building consent will now be submitted to the local Building Consent Authority (BCA). This process is likely to take 4-5 weeks dependent on the councils workload. During this time, you may be copied into correspondence or queries from the council (often referred to as RFI’s – request for information), or you may also be copied into a consent fee notice once the information has all been processed for completion. There will be no need for you to action any of this correspondence, you can be assured that we'll be answering the queries and paying fees as part of our contract with you.

When the building consent has been issued, we have some certainty of timeframes and can now start programming for construction of your new home. This is when the build time in our contract officially commences, and we can start to order materials and book contractors in. This is also when we will Schedule a pre-start meeting and introduce you to our Project Management team, whilst also ensuring we check all the details of you build.

During the build process, we use a construction management portal called Rave Build Management. We will provide you with login details to the site where you can monitor your building progress online anytime, view your variations and progress payment details (see payments and variations)

The client portal is simple to use, we can sit down and assist you with the process anytime.

The Design Specification included in your contract is the key document for the construction of your new home. It sets out the products included in the contract and is a detailed schedule of interior and exterior products, colours, and finishes

The accuracy of this document is critical and to assist in the selection process we have arranged a specialist interior designer to work with you to bring your personality to the project.

You will receive a template layout of your kitchen. You are welcome to change the layout and providing it is just a movement of items, it is unlikely to have a cost impact.

We'll assist you with the colour and material selections for your kitchen at the same time as you have your design specification consultation.

Soon after the roof is on, we will meet you on-site to confirm the location of electrical fittings (power points, TV outlets and lights), and the scope of the site works (drives, paths, and decks).

It would be helpful for you to think about where your furniture will be placed in your home. That way the fittings can be located to suit. Want to add more lights or power points, or just relocate some? We can agree on this at the walkthrough.

PAYMENTS AND VARIATIONS
PAYMENTS AND VARIATIONS

The timing of your progress claims is set out in the contract. We will email an invoice for payment at each stage of the works.

The price of any variations will be agreed upon with you before we proceed with the works. We will price any changes and post the value on the Rave Portal where you can accept or decline the variation. If you decide not to proceed with a change, we may need to review the design specification again to have a definitive product schedule.

We aim to have total transparency of the costs through the build process so you know the exact costs. This way, we can be assured there are no delays in agreeing on the final account, which will allow the handover of your new home when paid.

ACCESS TO SITE
ACCESS TO SITE

We want you to be included in the build process and encourage you to visit and look over the works.

However, we have constraints in how you can access the site and a responsibility to keep you safe. Therefore, we ask the following:

  • Please give us 48 hours notice of your visit so we can arrange for someone from Milestone homes to be present.
  • Wear appropriate clothing (including covered footwear).
  • Take care when walking around the site. Be aware of works above your head, and trip/slip hazards on the floor.
  • Be aware that this is a building site which is a dynamic space, often with workers on site and we need to respect that our attendance may impact what others are doing.
GTEE
GTEE

Once you have moved in and as a part of our Handover process, we will have signed you up to the Gtee system.  This is a simple web-based solution that will provide you with product warranty and maintenance information giving you easy access to products included in your new home and the warranties for the specified periods.

This system will also provide maintenance prompts during the year to ensure your wonderful new home is kept as good as the day you moved in.

COMMUNICATIONS
COMMUNICATIONS

We will provide you with an informal update each week by email. If you require any more information or clarity on any aspect of your build, please send a message or call.

When the roof is on, we will give you an indicative handover date and even assist you with contacts for insuring your new home upon completion. This will be locked in when interior linings are complete, 6-8 weeks from handover. Remember that throughout the build you will be able to monitor the programme through the Rave Build portal.
